Three engagements where standard protocol caught what a visual check or a quick patch would have missed.

A property's water bill kept climbing. The softener ran constantly. Contractor after contractor signed off the same way: "Everything looks fine. Filter's changed. System's good."

ProRepairs treats "looks fine" as a starting question, not an answer. Standard protocol — moisture testing, thermal imaging, smoke detection for drafts and hidden leaks — runs regardless of what a visual check shows.

Running that protocol turned up a pinhole leak hidden inside a wall — the actual source, missed by every inspection before it because nobody had tested past the surface.

Bringing the original contractor back to fix it went sideways: the repair attempt cut the building's main electrical grounding cable, turning a plumbing fix into an electrical hazard in a different trade entirely. ProRepairs' own electrical team corrected it directly rather than waiting on a second call.

That job changed how ProRepairs vetted every subcontractor afterward. Claimed experience stopped being enough — subs had to walk through their actual tools and methods before being trusted with a job, and how they handled being wrong mattered as much as the fix itself. Not every contractor likes that standard. It can come across as second-guessing their experience. The standard doesn't move anyway: show the work, walk us through it, or we verify it ourselves.

A multi-family property asked for a predictive maintenance evaluation. Somewhere in that walkthrough sat twelve parking lot canopies — high-strength steel cable systems, each one $5,000–$10,000 to replace.

The team was asked a simple question: how long does it take to secure or remove one before a storm? Nobody knew. A test run gave the answer — over four hours, for one canopy. Multiply that by twelve, and a property with real storm-prep time constraints didn't have a real storm-prep plan.

ProRepairs redesigned how the cables were routed and secured, staying within code, built for faster response under pressure. The same crew went from four hours per canopy to five canopies in one hour.

The property didn't ask for a cable redesign. They asked for an evaluation. ProRepairs doesn't stop at what it's called in for.

Stop-leak isn't a fix. It's a way to make a symptom go quiet while introducing non-condensables into a system — the kind of shortcut that ends in a failed compressor, not a solved problem.

ProRepairs retrained the technicians directly: measureQuick benchmarking, proper documentation for every unit — commissioning records, refrigerant capacity, service history — and real leak-detection method instead of a can of sealant. Techs worked alongside supervisors on the repair-vs-replace call instead of guessing at it.

Two systemic problems, found during a job that was scoped as one evaluation. That's the standard: deliver more than what was promised, because what's asked for is rarely the whole picture.
